Design Development captures the energy and ideas generated in the Conceptual Design phase and brings them to life. It requires the skillful application of many design elements – color, form, function, finish, comfort, a timeless sense of style – into a unified whole. It all starts with educational and professional expertise to understand you and how you want to live in your new environment.
The project budget and schedule are the guideposts we use to navigate the Design Development process. With a million moving parts on large projects, and hundreds on smaller ones, it takes an organized team to seamlessly integrate the design details into a buildable project. That requires precise and effective communication via specifications, accurate cost estimates for furnishings and fixtures, and being a reliable partner to the construction team during the building process.
For projects that include both construction and furnishings, it’s during this phase we run a parallel track on furnishings selections. The Estimating and Proposal process enables us to seamlessly manufacture and install the decorative lighting, rugs, carpet, sofas, tables, window treatments, wall coverings, art and accessories to complete our work.

Most clients are surprised by the number of decisions to be made when moving through a decorating, remodeling, or new construction project. Ensuring that these decisions are fully integrated and executed in the Quality Control phase allows the construction and fabrication processes to run smoothly.
The Room Finish Schedule contains all the specifications contractors need to bid on and construct complex projects. They’re prepared by our team to itemize each decision made along the way. Moderate and small projects can use abbreviated forms of these tools to accomplish the same goals.
